Our management service is comprehensive, flexible and tailored to suit the requirements of our clients.

Regular and effective communication is fundamental to our management approach, whilst frequent site visits and regular meetings enable our Property Managers to keep Directors and Residents informed and up to date on day to day issues. We are mindful we are dealing with the homes and investments of our clients and that a high standard of management can enhance their living environment adding value to their properties.

Financial

  • Provision of financial reports for Directors in preparation to approve the annual service charge
  • Manage Residential Association and Management Company Service charge and Reserve bank accounts
  • Collection of Service Charge, Variable rent charge and Ground Rent including maintenance of debtors ledger
  • Assist Auditors in preparation of annual accounts when required.
  • Correspond with residents providing clarification to their Service Charge enquiries.

    Legal

  • Advise on Company Law Requirements, Contract Law, and Landlord & Tenant Acts
  • Advise on statutory issues such as Health & Safety requirements
  • Arrange insurance for Directors & Officers, Block Building, Public Liability and Engineering
  • Act as Company Secretary and Registered Office where appropriate
  • Respond to Solicitors pre-contract enquiries

    Correspondence

  • Provide advice and clarification on residents’ general residential management enquiries.
  • Liaise with Developers where required.
  • Hold frequent Directors meetings and an Annual General Meeting, distributing the subsequent minutes promptly
  • Provide Directors with detailed Health & Safety inspection reports
  • Liaise with all contractual residential service providers, issuing written instructions.

    Contractors

  • Appointment of accredited contractors
  • Provision of bespoke contractors specification, tailored to individual requirements
  • Acquire quotations for items of repair and enhancement
  • Organising and monitoring major works such as redecoration and carpeting.

    Management Fees

    Carringtons RML offer a professional service at a competitive rate. We feel our costing structure is one of the simplest within the industry, a flat rate fee per unit dependent on the number of units within your development. Unlike some other Managing Agents who charge a percentage of your annual Service Charge, subsequently the higher your charge the higher commission rate you pay.

    Transferring Agents

    The transfer from one agent to another should not be a difficult or stressful process. Carringtons have acquired many developments from other Managing Agents and are fully experienced in the transfer process. Carefully managed systems and procedures, together with a comprehensive checklist, enable us to obtain all of the information that we require, this will ensure minimum disruption to residents and Directors.

    Right to Manage

    Carringtons are able to assist residential estates who are currently under Landlord and Tenant Management to go through the Right to Manage process. The ultimate aim of which is for residents to assume responsibility for management of the communal areas of their development while having control of areas such as, which contractors are employed and placement of the Block Buildings insurance.
