Our objective is to provide a high standard of property management where the service is comprehensive and designed to leave the resident Directors in control but without the day to day responsibilities, whilst always ensuring the developments we administer are managed at a competitive cost.
Our team members have a vast experience of working alongside a variety of developers, which has spanned over many years. Our knowledge covers from exclusive highly-serviced city centre developments through to large sprawling suburban sites.
Carringtons will assist developers at drawing-board stage with advice on issues such as staffing, security, and the phasing-in of services. We also prepare service charge budgets at an early stage to assist the sales team in providing appropriate marketing details for potential clients.
On the legal side of things, we prepare and issue Management agreements, assist with solicitors' enquiries, i.e. purchaser's solicitor with queries regarding Legal Documentation, management responsibility and explanation of covenants.
Prior to handover, we liaise with a developer to ensure that all Management queries and issues have been resolved, to achieve a successful handover. Full Management begins, often on a staged basis, when the first sale completes. With regards to daily accounting, an understanding of the obligations of developers to meet service charges for void units including an awareness of the developer's own budgetary constraints are critical.
Management Fees

Carringtons provide a professional service at a competitive rate. Our flat fee structure is essentially the finest within the industry, as it is calculated based on the number of units within your development, unlike our competitors, who charge a percentage of your annual Service Charge, meaning that the higher your service charge the greater your Agent fee.
Transferring Agents

The transfer from one agent to another should not be a difficult or stressful process. Carringtons have acquired many developments from other Managing Agents and are fully experienced in the transfer process. Carefully managed systems and procedures, together with a comprehensive checklist, enable us to obtain all of the information that we require, this will ensure minimum disruption to residents and Directors.
Right to Manage
Carringtons are also experienced in residential estates, which are currently under Landlord and Tenant Management but require assistance to go through the Right to Manage process. The ultimate aim is for residents to assume responsibility for the management of the communal areas of their development, thus allowing them the choice to control contractors and placement of the Block Buildings insurance.
